How your home is presented and promoted online determines if it gets a buyer’s attention or gets lost in the noise. Let’s dive into what true exposure looks like.
One of the first and most important things to do when selling your home is to list it in the MLS – the Multiple Listing Service. The MLS powers almost every major home search platform. When you list your home in the MLS, it feeds into all the popular sites like Zillow, Redfin and Realtor.com. But timing is everything. If your agent delays uploading your listing more than 24 hours, Zillow will not market your property for the entire listing period. This addresses Zillow’s policy of cooperation among agents.
Zillow is a must, controlling 25% of the US home search market. Since most buyers start their search online, your agent needs to know how to use Zillow. Prioritize listings with 3D home tours and interactive floor plans as they rank higher in search. Consider Zillow Showcase, a premium tool that keeps your listing visible longer. Your home is highlighted with a star on their map view as well as more automated property alerts to potential buyers, potentially getting you 10x more views.
High quality media assets shape the expectations of today’s buyer. Professional photography, wide angle shots, photos of bright and decluttered rooms, twilight shots, drone aerials and video walkthroughs are must haves. Not just pretty pictures, these media tools can boost your listing’s rank, keep it visible longer and generate more interest.
Keyword rich descriptions are an often overlooked but powerful tool in your real estate arsenal. Use real estate SEO techniques, include friendly and lifestyle keywords like “move-in ready”, “upgraded kitchen” and “strip views”. Use phrases that evoke emotion and portray lifestyle potential can boost your online presence and attract a targeted audience.
The first 72 hours after your property is listed are critical for engagement and ranking on Zillow and Redfin. Any activity – clicks, saves, shares or inquiries – signals interest and popularity and the algorithm will favor your home in search results.
Here is what's misunderstood. Simply re-listing a property with the same agent won’t reset the listing on Zillow, Redfin or Realtor.com; these platforms are smarter than just an MLS update. To refresh a listing without starting over, try swapping photos, tweaking descriptions or making slight price adjustments to reignite interest without resetting Days On Market.
Exposure is not a coincidence – it requires engineering using the MLS, Zillow tools, visually appealing media and strategic keyword use. Every detail matters and if your listing isn’t optimized for today’s digital platforms your home will go unnoticed no matter how great it is. Make sure your marketing is optimized.
