This next marketing tip is super important, ladies and gentlemen. Turn on all of your lights and open up all of your blinds, shades, and shutters. Make it as light as you possibly can. This helps showcase the property in its best light, making spaces appear larger and more inviting.

Also, avoid giving people a property tour. Please leave if possible. You want buyers to imagine themselves in your home and fall in love with it. They can't do that if you're giving them a property tour and overwhelming them with details. I once had a seller worry when buyers stayed in his house for 45 minutes, but I reassured him that they were making themselves at home. Sure enough, we received an offer.
