Green Valley Ranch Update: Resort Openings and The Cliff's 2027 Timeline

Green Valley Ranch Resort has been rolling out its $200 million renovation during 2026, with new rooms, bars, restaurants, and Irv's Burgers among the additions. The Cliff, an Arhaus-anchored retail project announced in December 2025, now lists a 2027 delivery date on its website; its press materials said first openings were slated for late 2026.

The resort's additions are easiest to see in its restaurants, bars, and redesigned spaces.

What's Already Open If You Drive Down Paseo Verde

The food court closed its Fatburger in mid-February, and Irv's Burgers, the Los Angeles roadside stand that's been serving pressed-to-order burgers since 1946, opened in its place on July 9. It's Irv's third Las Vegas-area location, after Durango and Miracle Mile Shops, and the opening came with a line out the door for free Roadside Burgers.

That's just the food court. Walk further into the property and you'll find a lineup that's been filling in for the better part of two years:

• Blue Ribbon Sushi Bar & Grill, a 136-seat restaurant from chefs Eric and Bruce Bromberg that opened in 2025 and has been running long enough to become a regular stop, serving sushi and the fried chicken the Blue Ribbon name is known for
• Polaris, a circular casino bar with 20 bartop gaming machines and a cocktail menu built around world coordinates, also open since 2025
• Renovated high-limit slot and table games rooms, likewise part of the 2025 rollout
• 199 newly redesigned West Tower rooms and suites, available for booking since January of this year
• A reimagined Oyster Bar with an open kitchen and freshly shucked seafood

The new venues sit alongside longtime restaurants and bars that remain part of the property.

The Rest of the Resort Has Changed, Too

The renovation didn't touch just the new additions. Hank's Fine Steaks & Martinis, Pizza Rock from eleven-time world pizza champion Tony Gemignani, Bottiglia Cucina & Enoteca, Borracha Mexican Cantina, and the newly renovated Drop Bar are all still running, now positioned inside a property that looks and feels different than it did two years ago.

The Regal Theatre was next on the list, with a phased refurbishment promising recliner seating, upgraded projection and acoustics, and a new lobby lounge with a dedicated craft-beverage bar, with the resort targeting a second-quarter 2026 reopening. Nielsen's Frozen Custard had been slated to join the food court that spring as well, part of the same wave that brought Irv's Burgers.

Green Valley Ranch turns 25 in December 2026. The resort has said the transformation will continue into 2027, with another $56 million in investment beyond the original $200 million. Built in 2001 as Henderson's locals' casino, it is undergoing renovations in its anniversary year.

The Cliff's Announced Timeline

The Cliff's announced tenants include Arhaus, the artisan home furnishings brand, which anchors the project with just under 16,000 square feet. The Taco Stand and Killer Whale Creamery, both cult favorites out of La Jolla, are confirmed, along with wellness retailers Next Health and Lyte House and the café concept The Barista Botanist. The site itself, at 2500 to 2550 Paseo Verde Parkway, sits at what the developers describe as the gateway into Green Valley Ranch, converting two aging office buildings into an open-air campus with a central bar, covered patios, and a kiosk village.

What's changed is the timeline.

The December 2025 materials said construction was expected to break ground in early 2026, with tenants moving into finished shells by the second quarter. The Cliff's website currently lists a 2027 delivery date.

Two Restaurants That Didn't Wait for Either Project

Not everything new in the neighborhood is tied to the resort or The Cliff. Hayworth, a steakhouse from Chef Alex Reznik and partner Gene Samuels drawing on their Eastern European and Jewish heritage, opened in Henderson on February 26. It's the kind of concept that doesn't fit neatly into a renovation press release or a tenant announcement, which is part of why it's easy to miss if you're only tracking the big projects.

At The District at Green Valley Ranch, Echo & Rig launched a new Monday night series this spring called Chef's Table, built around a single concept and a single menu for the whole room rather than the usual handful of seats. The rotating themes include steakhouse classics, wine pairing dinners, and seasonal tasting menus, and it's a small example of an already-established restaurant finding a new way to bring people back on a night that's traditionally slow for dining out.
