Today, I’m at touring the Pulte Models at Ascension. First stop? The Royalty model—a single-story beauty coming in at nearly 3,500 square feet. And let me just say, I’m smitten.

The open concept layout feels light, airy, and incredibly livable. My eyes immediately went to the corner pocket sliding doors that disappear to create one seamless indoor-outdoor space. The lighting, the windows, the flow—it’s all so well done, I honestly can’t find a single flaw.

Outdoor Living, Reimagined

This outdoor space is something special. It’s thoughtfully divided into three areas: a TV lounge for game days, a cozy conversational nook, and a dining space for al fresco meals. The layout is on a slight angle—something I don’t see often—and it works beautifully with the interior, creating a natural transition from indoors to out.

The Peaks Village Lifestyle

Set at the edge of the Spring Mountains, The Peaks Village offers the best of both worlds—peaceful, mountain-side living paired with quick access to all things Las Vegas. You’re minutes from Red Rock Canyon’s trails and views, yet just as close to the 215 Beltway, Downtown Summerlin, the Strip, and the airport.

Three Distinct Home Collections

  • Incline Collection – Single-story homes starting around $1.5M, with open layouts, gourmet kitchens, and flexible spaces.

  • The Pointe Collection – Upsized single-story luxury (like the Royalty model) ranging from 3,500–4,000 square feet, starting around $2M.

  • Caprock Collection – Two-story estates between 4,000–4,500 square feet, starting in the high $1.6M range, perfect for large households or frequent entertainers.

Each home is thoughtfully designed for real life—open spaces for gathering, kitchens that make you want to cook, and owner’s suites that feel like private retreats. The builder’s “life-tested” approach means every floor plan has been refined based on actual homeowner feedback, so the spaces are as functional as they are beautiful.

Inside the Models

One of the things I love about touring these homes is spotting the little design ideas you can borrow. In the Royalty model, I was drawn to the herringbone accent wall with handmade-style glazed tiles. It’s a luxe look you can easily recreate after move-in for far less than the builder’s price. The ceiling treatments and repeating pendant lights add drama without overwhelming the space, and there’s even a “statement giraffe” for fun.

The kids’ wing is a dream—two bedrooms connected by a Jack-and-Jill bath plus a central hangout space perfect for movie nights or video games. It’s tucked away from the main living areas, so kids get their own zone and parents get some peace.

In the Caprock Collection models, you’ll find more of the same thoughtful touches: cozy fireplaces, textural grass cloth walls, rich jewel-tone accents, and handmade-style square tiles that instantly elevate a room. There are design elements I’d tweak—like balancing bold patterns with calmer walls—but overall, these spaces feel high-end and inviting.

The Kingsgate plan offers a sprawling single-story layout with four bedrooms, a 3-car garage, and a central living space that’s perfect for entertaining. I especially love the owner’s suite with its spa-like bath and walk-in closet, plus an adjacent workout nook that could easily be customized with built-ins after closing.

Final Thoughts

Pulte is currently building both spec homes and models here in Ascension’s Grand Park area, with the model homes set to be ready for tours in November 2025. If you’re even thinking about making a move to Summerlin, the Royalty model is a must-see.
